Maintenance Supervisor - (Allentown) in Allentown, Pennsylvania For Sale

The Maintenance Supervisor is responsible for overseeing the general maintenance, repairs, apartment make-readies, preventative maintenance and construction/renovation projects for a 235-unit luxury garden style apartment and townhome community. THE MAINTENANCE SUPERVISOR IS A WORKING TECHNICIAN, and is expected to carry the workload of one full-time maintenance technician while supervising two other full-time maintenance technicians. The Maintenance Supervisor is required to participate regularly in the on-call rotation schedule available to work nights and weekends, as required, for emergency maintenance situations. KEY RESPONSIBILITIES: Under the direction of the Property Manager, schedule maintenance activities Coordinate, schedule and respond to resident and management requests for service items in occupied apartments Coordinate, schedule and prepare vacant apartments for move-ins Complete daily property tours to look for maintenance and liability issues and report findings to the Property Manager. Work to swiftly expedite the resolve of any hazardous conditions. Regularly coordinate, schedule and perform preventative maintenance on facility equipment and apartments/townhomes Maintain and organize equipment, supplies and product inventory Make supply orders through approved vendors and submit appliance orders to Property Manager Ensure product, supply orders and appliance deliveries from vendors are accurate. Submit packing lists and appropriate paperwork to the Property Manager for reconciliation Obtain competitive bids from vendors and contractors on a routine basis Ensure the maintenance staff is performing to Company standards and the service requests are handled in a prompt, courteous and efficient manner Monitor the performance and timeliness of work projects performed by outside vendors and contractors on site Submit computer generated progress reports to management for review as needed Foster a cohesive, loyal maintenance team by establishing trust, exhibiting leadership and demonstrating knowledge and proficiency in apartment maintenance SKILLS: High School diploma or equivalent, two years of college or trade school preferred HVAC certification preferred At least five (5) years of apartment maintenance experience At least three (3) years of experience in a supervisory position in a maintenance-related job Must have extensive skills and knowledge with plumbing, carpentry, electrical, appliance repair, painting, drywall, and pool maintenance Excellent oral and written communication skills Must be an energetic self-starter capable of multi-tasking in a fast-paced environment while maintaining superb customer service and team spirit Ability to physically work on feet all day long and carry loads up to 100 lbs. Must have the ability to climb ladders to a height above a second floor to clean gutters and complete exterior roof related repairs Must possess a valid driver’s license and reliable transportation Must have own tools Must be able to operate snow equipment, as needed Basic knowledge of current codes, regulations and Fair Housing laws and standards Ability to be proactive and think outside the box making recommendations for consideration to the Property Manager for quality improvement on processes, products and procedures A common-sense approach to spending money WORKING CONDITIONS: In this position the Maintenance Supervisor will be exposed on a regular basis to outdoor environmental weather conditions including excessive heat, cold, dampness, rain, ice and snow.
